Types of modular houses without permission

House designs that can be built without a permit are available from MARKOEKO. One of them is the CUBEEKO MINI modular house, with a usable area of 13.9 m2 and a building area of 17.4 m2. It is a one-story building, which can be arranged in several ways despite the seemingly small space. The advantage of this solution is also the modern technology of the walls, thanks to which it will be perfect as a year-round house.

Another offer is the design of the CUBEEKO MEDIUM "L" / "Z" modular house, in which the usable area is 28 m2 and the building area is 34.8 m2. Depending on the concept, this project enables the erection of a one-story or two-story building from two modules connected in the shape of the letter "L" or "Z". The number of possibilities for arranging the house’s interior means it can function as a residential house for 2-3 people. The offer also includes the CUBEEKO MAXI "C" modular house, but due to the built-up area of 52.2 m2, in the light of the current regulations, its construction requires obtaining a permit.

Customer needs

Modular homes have several advantages. Shorter build time and lower investment costs, mobility, eco-friendliness, energy efficiency or a high standard and aesthetic finish are the most important aspects for which building a house in modular technology is worth considering.

According to the current regulations, it is possible to build a house without a permit, the built-up area of which is up to 35 m2. When considering such an investment, it is worth taking an interest in buildings erected from prefabricated elements. Modular houses without a permit are built faster and often cheaper, and in terms of aesthetics, they do not differ from their traditional counterparts.

  • Although houses without permits can be built of various materials, the already mentioned modular houses are worth considering. Why? This solution has a number of advantages, including:
  • lower investment costs - considering the constantly rising prices of building materials, modular houses without a permit are becoming not only a modern but also a cheaper alternative to traditional buildings;
  • mobility  - modular wooden houses without permission can be dismantled and erected again in a different location, if necessary;
  • eco-friendly - prefabricated elements are made of ecological materials, for example, chamber-dried wood KVH, class C24 CE;
  • energy efficiency - modular houses without a permit are equipped with modern insulation systems as well as window and door joinery, which translates into lower operating costs;
  • high standard and aesthetics of finishing - modular houses without a building permit do not differ in aesthetics from buildings erected using traditional methods. The investor can also choose the finishing standard;
  • smaller area restrictions - houses without a permit in modular technology can be built even on properties with difficult terrain conditions, where it would often be impossible to erect a traditional building.

Modular houses without planning permission

The types of facilities that currently do not require a building permit, only the application, were specified in the c. According to the amendment to the regulations, which entered into force in June 2015, these buildings include, among others:

  • wolnostojące budynki mieszkalne jednorodzinne, których obszar oddziaływania mieści się w całości na działce lub działkach, na których zostały zaprojektowane;
  • detached single-storey outbuildings, garages or sheds with a building area of up to 35 m22and the total number of these facilities on the plot may not exceed two for every 500 m22 of the plot area;

In a simplified way, we can erect a 35 m2 house without a permit, but remember that it is a built-up area, not a usable one. These requirements are met, among others, by modular houses offered by the MARKAEKO company, which work well as residential and recreational houses both in the summer and winter seasseasons. It is also very important to note that the area of influence of a building must fit entirely on the plot or plots on which it was designed.

In practice, this means that when designing houses without a permit, one should take into account the regulations regarding, for example, the distance of the septic tank from the neighbouring property or the emission of pollutants. On the other hand, recreational houses require fewer formalities - they can be built based on notification if they are one-story, have no more than 35 m2 and are used only seasonally. Homes without a building permit must also comply with the local development plan. This act applies regardless of whether the cottage is built on the application or a permit.
