The types of facilities that currently do not require a building permit, only the application, were specified in the c. According to the amendment to the regulations, which entered into force in June 2015, these buildings include, among others:

In a simplified way, we can erect a 35 m2 house without a permit, but remember that it is a built-up area, not a usable one. These requirements are met, among others, by modular houses offered by the MARKAEKO company, which work well as residential and recreational houses both in the summer and winter seasseasons. It is also very important to note that the area of influence of a building must fit entirely on the plot or plots on which it was designed.
In practice, this means that when designing houses without a permit, one should take into account the regulations regarding, for example, the distance of the septic tank from the neighbouring property or the emission of pollutants. On the other hand, recreational houses require fewer formalities - they can be built based on notification if they are one-story, have no more than 35 m2 and are used only seasonally. Homes without a building permit must also comply with the local development plan. This act applies regardless of whether the cottage is built on the application or a permit.
