In a simplified way, we can erect a 35 m2 house without a permit, but remember that it is a built-up area, not a usable one. These requirements are met, among others, by modular houses offered by the MARKAEKO company, which work well as residential and recreational houses both in the summer and winter seasseasons. It is also very important to note that the area of influence of a building must fit entirely on the plot or plots on which it was designed.
In practice, this means that when designing houses without a permit, one should take into account the regulations regarding, for example, the distance of the septic tank from the neighbouring property or the emission of pollutants.
